FOOTINGS & FOUNDATIONS:  Footings consist of 3000 Lb. PSI concrete with continuous reinforcing bar. Foundation to be CMU block and brick. An 8" semi-solid CMU wall will be in between units as a common wall. Basement floor to be concrete slab (3000 Lb, PSI) – 4" poured over a stone base with expansion joints. All units pretreated for wood destroying pests.

EXTERIOR WALLS:  Exterior around perimeter to be brick veneer, “Old Yorktown” oversized tumble brick with wine colored mortar. At each floor level there will be one run of decorative white colored bricks as well as a white colored trim around the windows. All railings (balcony and front stoop) to be wrought iron (painted black). Front stoop to be brick on outside with white colored brick cap; steps to be formed concrete.

FRAMING:  All units to be stick built using top quality dimensional lumber. Floor systems to be pre-engineered TJIs for extra strength. Wherever wood members touch masonry – pressure-treated lumber will be used. Ceiling heights are 9' 1-1/2" main floor, 8' 9-1/2" basement and 8' 1-1/2" upper level. Attic area (between stud walls) floored for storage.

PLUMBING:  Top quality plumbing fixtures have been picked out at Murray Supply Co. Buyers can customize and/or pick out different fixtures but must pay the difference if upgraded. Water lines to be copper. Drain line drops to be cast iron to minimize noise. One exterior hose bib in back of unit. 50 gallon electric water heater.

ELECTRICAL:  All electrical wiring to meet or exceed code with an ample number of outlets, switches and ground fault breakers. 200 AMP service is standard. All light fixtures to come out of allowance including ceiling fans and recessed lighting. All bedrooms, living room and kitchen areas to have cable outlets and telephone connections. Wiring for wall sconces, 3 or 4 way switches, floor outlets, under counter lighting and any other specialty lighting is an extra. Outlets on balconies and outside lights on exterior wall at balconies are standard.

HVAC:  high efficiency Trane natural gas furnace (2-1/2 ton) for basement and main floor; one Trane electric heat pump (2 ton) on top floor; 13 SEER electric air conditioning. Two separate systems – one for basement and first floor, one for second floor. Gas piping provided for gas logs and range. Downdraft or special venting will be extra. Specialty air filters and humidifiers also an extra.

INSULATION:  R-21 fiberglass batts in exterior walls and around interior bathroom walls and laundry closet. R-30 blown fiberglass in attic.

DRYWALL:  4 x 8 gypsum board (1/2") on walls and ceilings properly taped and finished. Smooth ceilings throughout
